How do quotes and pricing work?
We provide professional on-site estimates to ensure accurate pricing tailored to your property's specific needs. Factors such as window count, roof access, surface condition, buildup, and overall property layout can affect the scope of work. Our goal is to provide clear, fair, and accurate pricing with no surprises.
Are you licensed and insured?
Yes — Top Choice Exterior Services is licensed, bonded, and insured, and we're happy to provide documentation before any work begins.
What areas do you serve?
We serve the Eastside, Seattle, and the surrounding South Sound — including Bellevue, Kirkland, Redmond, Mercer Island, Issaquah, Sammamish, Newcastle, Renton, Kent, Seattle, Maple Valley, Covington, Auburn, Tacoma, and Puyallup.
How quickly will I hear back after requesting a quote?
Most quotes come back the same day. Call us directly if you'd like to talk through the job right away.
Do you work with HOAs and commercial properties?
Yes — we provide exterior cleaning for HOAs, condominium associations, apartment communities, property management companies, and commercial properties, including scheduled annual maintenance programs.
Do you clean both interior and exterior windows?
Yes. Most homes get both, and we'd rather do the full job than half of it. Exterior-only is available if that's what you want.
Do you clean the tracks and frames too?
Window cleaning covers the glass itself. Tracks and frames collect a different kind of grime and are quoted as their own add-on service — bundle them and we take care of everything in one visit.
How is the price determined?
Every quote is done on-site. Window count, access, and the condition of the glass all factor in — you get one clear written price with no surprises.
Can scraping damage the glass?
Not when it's done right. We check every pane for tempered or tinted markings before any scraping, work the blade wet at the correct angle, and never dry-scrape. Most damage you see on new construction comes from rushed crews working dry — that's not how we work.
When in the build should I schedule this?
After the painters, finishers, and general clean-up crews are done — final pass before move-in, listing photos, or staging. Earlier than that and the glass gets dirty again immediately.
Do you clean the outside of the gutters too?
Standard service is interior only. Exterior brightening (those black streaks on the outside of the gutters) is available as an add-on — just ask when you book.
What happens to the debris?
We typically place gutter debris in your yard waste bin at no extra cost. If you'd rather have it gone completely, we can bag it and take it off-site for a small added charge — just let us know when you book.
How often should gutters be cleaned in the PNW?
Twice a year for most homes — late spring and late fall. Heavily-treed lots benefit from a third pass mid-season.
Will pressure washing damage my siding or plants?
Not the way we do it. Siding gets soft washing (low pressure + the right cleaning solution). Plants get covered or rinsed clear before we start.
How is the price determined?
Every quote is done on-site. Surface area, condition, and the amount of buildup all factor in — you get one clear written price with no surprises.
What's the difference between pressure washing and soft washing?
Pressure washing uses high water pressure for hard surfaces (concrete, stone, fencing). Soft washing uses low pressure with a cleaning solution for delicate surfaces (siding, stucco, painted exteriors).
How do you protect my plants and landscaping?
We work carefully around your landscaping — plants get rinsed before, during, and after, and we keep the cleaning solution off sensitive areas. Point out anything delicate before we start and we'll plan around it.
Do you climb on the roof or treat from below?
Whichever is safest for your roof. Steep or fragile roofs get treated from below; accessible pitches get hand-cleaned.
Should I get a treatment after removal?
Strongly recommended in the PNW. Even after visible moss is removed, spores remain — a follow-up treatment is the difference between a one-time cost and an annual one.
How long does the treatment last?
Roughly 12 months in PNW conditions. We'll recommend a re-application schedule based on your roof type and tree cover.
How do you protect plants during treatment?
We apply carefully and keep the treatment off sensitive surroundings, rinsing as needed. Let us know about anything delicate and we'll plan the application around it.
Can you clean screens without me being home?
Yes — exterior access is enough. We just need to coordinate around any locked gates.
Do you replace damaged screens?
We can flag what needs replacing and refer you to a screen specialist. We don't do replacements ourselves.
Can tracks be cleaned without removing the windows?
Yes — cleaned in place. No disassembly required.
Will this fix a sticky slider?
Most of the time, yes. If there's a hardware issue we'll flag it for you.
Will cleaning my panels actually improve output?
Yes — measurably. Dirt and pollen reduce sunlight absorption; clean panels run more efficiently. Most homeowners see the difference on their next bill.
Will this void my panel warranty?
No — we follow manufacturer-recommended cleaning practices. We can confirm specifics if you share your panel make.
What if a section goes out mid-season?
We maintain the display through the season — if a bulb or run goes out, we come swap it.
When should I book?
October fills up fast. Booking by mid-September gives the most flexibility on install dates.
